The Listing Agent

When considering the sale of your real estate, whether your home, an improved investment property or land, you want an agent that provides experience combined with an effective marketing program that will get the results your want; and an agent that will meet high ethical standards by putting your interest and needs to the forefront in all aspects of the pricing, marketing, negotiations and escrow management services; while at the same time insulating you from potential unwanted personal interactions and providing sound advice to avoid legal liabilities.

Marketing

Prior to listing your property I will discuss marketing techniques that have been effective in selling your property type and customize a marketing plan that will maximize the chances of realizing your goal.

Advertising and Marketing Plans may consist of the following, depending on the property type:

* Provide detailed property information to Broker/Agent members of the Multiple Listing Service

* Custom mailings to potential buyers of special properties, such as income property investors

* Mailings in the surrounding neighborhoods of the listed property, unless otherwise requested

* Public Welcome and Broker Tour open houses, unless otherwise requested by the owner

* Yard signs and sign flyers

* Local and regional newspaper and/or magazine advertising

* Complete World Wide Web exposure and virtual tours on the following sites:

Negotiation and Services

Negotiating is a skill developed through experience. Effective communication and understanding the property owner's motivation and needs is the foundation of a successful working relationship. Listening to what the parties to a negotiation are saying and responding with emotional maturity and stability, while maintaining and reflecting the property owner's interest, are essential for effective negotiating. Gaining the highest possible price and the smoothest transaction possible is a function of effective negotiating throughout the sale and escrow process.

As your agent I would negotiate, on your behalf, all of the following:

* Pre-offer and offer discussions with other agents, and/or buyers/sellers, including

* The sale price, terms and conditions, including

* The escrow and settlement (closing) timing

* The property inspections with possible contractual modifications and repair issues

* Any and all unforeseen issues or circumstances arising during the marketing or sale process

The parties to these negotiations and management services could include any of the following:

* Agents and/or their principals

* Structural (termite) Inspection Companies and Home Inspectors

* Building contractors, property managers, surveyors, well drillers, etc.

* Escrow and Title Companies

* Government Agencies

* Attorneys

Consulting

Rick also offers, in addition to services associated with the sales process, consulting on real estate issues on an hourly fee basis, including, income & return analysis, highest and best use issues, real property valuation, right of way issues, etc., as well as general advice about property (1031) exchanges, living trusts, estate taxes, etc. Rick has contacts in the community for specific advice on estate taxes, trusts, 1031 (tax deferred) exchanges and other legal and accounting issues.
